Levels
​The Boathouse is all on one level, however the building is not on a level block of land. There are 3 steps to the front door and one step from the living room to the kitchen.
​
There are no steps within the bedroom and bathrooms.
​
There are 3 steps to access the deck from outside, and depending on where you are there is a drop off the deck of a few feet to the grass below.
​
There is no rail or fence around the deck.
​
From the front garden, there is a narrow, steep set of steps leading to the back garden, which is also accessible via a grass slope from the back of the property.
Woodburner
Within the property there is a woodburning stove in the living room.
​
There is no fire surround or barrier for small children or pets.
​
Please be mindful that the woodburner will become hot while in use.
​
The tools for using the woodburner are kept next to it and should not be played with.
​
There is a metal bucket provided for ash from the woodburner.
​
It is imperative that any ash is kept within the bucket and stored safely.
​
There is a very loud smoke alarm fitted throughout the property. It is mains wired and there is a smoke detector in the kitchen and the living room.
Heights
While the Boathouse is a single story property, there are a few places where there are different levels.
​
Around the deck there is no fence or rail. Please be mindful when playing or walking around the deck, which can be slippery when wet. At the front of the property the distance from the deck to the grass below is approx. 3 feet.
​
In the raised back garden there is a visible gap between the lawn and the property. The gap is approx 1 meter wide, and the drop from the lawn to the ground is approx 5 feet.
​
There are steep and narrow steps made of natural stone built into the raised garden bank to access the rear garden from he front garden. There is no handrail.
​
As a result, it is imperative that small children are supervised at all times.

The counters are a standard 90cm height in the kitchen & bathroom.
​
Plug sockets are at floor level or slightly above, with a range of plug sockets in the kitchen.
​
There is an over-bath shower.
The bathroom is narrow.
There are no handrails throughout the property.
​
The flooring in the bedrooms, living room and kitchen is wooden floorboards.
​
The flooring in the bathroom is slate tiles.
